Preliminary Planning
Early in design, our 3D conceptual designs provide a visual representation of how your new home will look. As we develop floor plans, we also create a virtual model of your home. We can easily change architectural styles and features to provide multiple options for the look and feel that you desire.
As the concept progresses, the vision becomes more focused, and suddenly you know THIS IS IT!

While the structural concept design is underway, our team of design professionals will procure ideas and provide you with options for interior finishes and home specifications that will be used as a starting point for the design package. We understand that selections this early are only preliminary, but we will use these preliminary specifications to create a comprehensive budget and an Estimate of the Probable Cost of constructing your home. You will continue to communicate with your Northern Sky designer to modify the plans to fit your needs and your budget!
Northern Sky will also gather all of the necessary information and building requirements for your local Municipality to ensure that your new home falls within the proper regulations and bylaws.
Design Approval
Once you are happy with the direction, budget and vision, and the design is approved by you, the next step is to sign a contract for the finalized design and construction of your new home.
Our team will present you with a proposal to complete the design and begin construction. When the contract has been signed, we will begin working on the final constructions drawings and documentation required to build your home.
Drawings & Documents
After signing the contract for the final design, we generate a drawing package that includes all the details required to build a world class home. We will coordinate with engineers and suppliers for SIP’s, log and timber material, and structural steel components and produce a clear and comprehensive Northern Sky Construction Drawing Package that ensures no detail gets overlooked.

Northern Sky will ensure the design complies with building regulations such as the National Building Code, as well as local building codes, standards and bylaws.
Northern Sky will also begin to develop your Design Specification Package. The Design Specification provides you with a clear understanding of exactly what each room in your home will look like. As a standard, design specifications are 2D wall elevations with measurements and details for placements of cabinetry, tile arrangements, custom showers, fixtures, and feature walls. Each room is detailed with a list of specifications that we use to ensure that everyone involved in your project understands exactly what the final outcome is supposed to be. In addition to standard 2D elevations, 3D renderings for interiors and exteriors can be provided as an option.
Permits & Documentation
Northern Sky handles everything you can imagine (and even what you can’t) when it comes to building a new home. Once construction drawings are finalized Northern Sky will make all submissions required to your local municipality to obtain a building permit and get construction underway!
